A smart building starts with a smart door

Smart buildings take a connected approach to managing and monitoring who enters and moves around them. For almost all users – whether visitors, employees or contractors – their journey through the building begins at a door.

A 2025 report by analysts Memoori suggests that the global IoT market for commercial buildings will grow to $101 billion (€87.5 billion) by 2030, with a projected compound annual growth rate (CAGR) of 7.9%. Memoori identifies offices, retail premises, data centres and hospitality businesses as the likely early adopters of smart building technology.

The smart building will enhance the experience for both users and managers. Once fully implemented, it promises safer buildings that make better use of energy and make decisions based on real-time data.. Based on these tangible benefits, analysts are forecasting rapid growth. According to Fortune Business Insights, the market is set to grow from a value of $143 billion (€122 billion) in 2025 to $548.5 billion (€469.5 billion) in 2032, with an estimated CAGR of 21.2%. Security systems and technologies will be a significant component of this growth.

It all starts at the door

In a world of smart sensors, building management panels and real-time analytics, the door closer can easily go unnoticed. However, in the creation of the next generation of smart buildings, this device will play a vital role. Modern, high-specification door closers do much more than simply close a door. They help maintain climate zones, reduce noise, support fire safety and accessibility, and improve safety and comfort throughout the building.

Door closers are essential for security. A door left ajar—whether due to the wind, human error or wear and tear—compromises access protocols and safeguards. Smart door closers work in conjunction with digital locking and access control systems to ensure that doors close reliably behind every authorised user, reducing the risk of intrusion. A certified door closer is also a key component of a fire safety strategy. When integrated with fire alarm systems, it allows fire doors to remain open during normal use but to close automatically in an emergency. This facilitates safer evacuations and regulatory compliance without compromising day-to-day convenience.

From a sustainability perspective, the benefits are also tangible. A closed interior door helps maintain temperature differences, for example, between an office and a corridor, or between a server room and an atrium exposed to fluctuating weather conditions. Fully closed interior doors help to reduce stack pressure—the unwanted ingress of air at lower levels, caused by warm air rising within the building—which can affect the performance of the HVAC system.

Even a single door that is not properly closed can force HVAC systems to work harder, leading to unnecessary energy wastage. A door closer ensures that these doors close gently but securely every time, helping to improve energy efficiency metrics.

Smart door, smarter building

In a connected building, integration is key. ASSA ABLOY’s smart door closers are designed to operate as part of a building management system (BMS). They integrate seamlessly with access control, fire alarm and HVAC systems, helping to make the building more responsive, safer and more efficient.

“Every model in our award-winning range of door closers is designed to deliver performance, durability and aesthetic appeal. As you would expect, they meet or exceed the critical requirements of the EN 1154 standard and, in most cases, are certified for use on fire doors,” says Andreas Gmelin, Director of Product Management and Business Development at ASSA ABLOY Opening Solutions EMEIA. “Increasingly, they are also designed from the ground up with an eye to their growing role within a smart building environment. They can be responsive and used in conjunction with other components in a smart building, focusing on access, energy and life safety.”

“In short, they are no longer simply robust and convenient pieces of hardware that operate in isolation to perform a single important task. Door closers are now a key enabler of improved performance in smart buildings, benefiting every user and making life easier for building managers.”
